Your payment of a deposit will be taken as confirmation of you and your party's understanding and acceptance of the following conditions:

1. BOOKING

A deposit of 30% of the property rental must be paid by cheque, draft or bank transfer in British pounds at the time of booking. Before your booking is confirmed and a contract comes into existence, we reserve the right to increase or decrease brochure prices. No contract will exist between you and us until we have confirmed your booking in writing. Should you later cancel your booking, cancellation charges will become payable in accordance with paragraph 3. We reserve the right to refuse a booking without giving any reason.

2. PAYMENT OF THE BALANCE

Payment of the balance must be paid by cheque, draft or bank transfer in British pounds at least two calendar months before arrival. If the balance is not received by us by the due date, we reserve the right to cancel the booking and cancellation charges will apply. If you book within two calendar months of arrival date, you will be required to pay the full cost of the property rental at the time of booking.

3. CANCELLATION BY YOU

If you (or any member of your party) wish to cancel all or any part of your booking, we must be notified of the decision IN WRITING. The cancellation will take effect from the day the written confirmation is received. The following charges will be payable depending on when the notification of the cancellation is received:

  • Two calendar months or more before arrival - deposit forfeited
  • Within two calendar months of arrival date - 100% of total booking cost

The above cancellation charges also apply if the booking is cancelled by us due to non-payment of the balance.

4. ALTERATIONS AND AMENDMENTS

If you change the dates of your booking this will be treated as a cancellation of the original booking and cancellation charges will apply as at 3 above.

5. ALTERATIONS AND CANCELLATIONS BY US

Though it is unlikely that we will have to make any changes to confirmed arrangements, it does occasionally happen, and we will advise you at the earliest possible date. If, for any reason beyond our control, we are unable to provide you with the property you have booked, we reserve the right to cancel the booking and refund the amount paid to us for the property. We will not be liable for any further obligations or claims by the client.

6. NUMBER OF PERSONS/REPLACEMENTS

Only the number of persons agreed may use the property. The number of people must not exceed the number of sleeping places indicated in the brochure except in the case of infants (under two years). Should the owner or the local representative (the keyholder) find that the number of people staying at the property exceeds that on the booking form he may at his absolute discretion, ask you and your party to vacate the property forthwith. No camping is permitted in the property grounds.

7. MINIMUM LETTING PERIOD

The minimum letting period is one week, except where a "short break" has been agreed.

8. ARRIVAL AND DEPARTURE TIMES

You should arrive between 4pm and 7pm and leave before l0am on the day of departure. Please advise us if you cannot arrive and depart at these times.

9. DAMAGES ETC.

You must ensure that the property is securely locked when not occupied during the holiday let. You must replace any breakages, damage or losses, or reimburse the property owner for such breakages, damage or losses as stipulated by the property owner or keyholder.

10. INSURANCE

It is a condition of booking that your party is covered by comprehensive travel insurance. Please note we cannot arrange insurance.

11. COMPLAINTS

We do not accept responsibility for the breakdown of the supply of water, electricity or heating, though we will use our best endeavours to arrange for these problems to be solved. Any complaints must be notified to the keyholder or the owner within 24 hours of the occurrence giving rise to the complaint and must then be notified in writing before departure. It is unreasonable to take no action whilst on holiday, but then to write a letter of complaint upon return. However, should a problem remain unsolved you should make a complaint in writing to us within 14 days of the completion of the holiday. If you vacate the property before the end of the rental period without our authorisation you shall lose all rights to compensation.

12. CLEANING

The property will be cleaned throughout at the beginning of the rental period.

13. BEHAVIOUR

The person signing the contract is responsible for the correct and decent behaviour of his party. Should you and your party not behave in such a manner the keyholder or owner may at his absolute discretion ask you and your party to vacate the property.

14. LINEN

Linen is included.

15. PHOTOGRAPHY

Photographs taken at our property cannot be used or sold for profit without authorisation.

16. VALUABLES

Any valuables left at the property are left at your own risk. Neither the owners nor the keyholder, nor any agents are responsible for their loss.

17. LAW - JURISDICTION

These conditions and any contract to which they apply are governed in all respects by Scottish law and the Scottish courts only shall have jurisdiction in relation to any claim or dispute arising out of, or connected with them.

18. LIABILITY

Neither the owner, nor the keyholder nor their servants will be liable for any act, neglect or default on the part of the owner, the keyholder, their servants, or any other person. Neither will they be liable for any accident, damage, loss, injury, expense or inconvenience whether to person or property which the client or any other person may suffer or incur.
